Upstate tells a completely different story — Buffalo, Rochester, and Syracuse all rent for a fraction of the five boroughs, and smaller Southern Tier and North Country cities post some of the lowest housing costs anywhere in the Northeast. Also Capital Region. Some downtown revitalization, sure, but still undercuts Albany's core meaningfully, especially near downtown.
State capital, steady government employment. The core has gotten pricier, but outer neighborhoods still rent well below the city's premium pockets.
Here's a pattern I see constantly: someone from Buffalo compares their $1,100 rent to a Manhattan listing and feels great about it. Wrong comparison. Compare Buffalo to Rochester and Syracuse instead — that's the real competitive set, and Buffalo's core has actually gotten pricier than both in the last couple of years.
Renters insurance generally costs more in NYC than upstate, reflecting building density and higher belongings values in the city. Upstate, expect $13–$19 a month for a basic policy, noticeably cheaper than a comparable downstate policy.
New York State's affordability lives almost entirely outside New York City. Utica, Elmira, and Binghamton offer some of the lowest rents in the Northeast, while Buffalo and Rochester still deliver bigger-city amenities at a fraction of NYC prices.
